In Switzerland, any foreign citizen can buy property for commercial use, but there are some restrictions on the acquisition of residential properties that are worth bearing in mind:
LFAIE : The Loi Fédérale sur l’Acquisition d’Immeuble par des Etrangers (Federal Law on Foreign Buyers of Property) places limits on the acquisition of residential properties by individuals or corporations whose primary residence is outside Switzerland. They are, however, free to acquire commercial properties or a second home, subject to certain conditions.
As every case is different, we are more than happy to assist our international clients, informing them of any restrictions and available resources, adapting our work to suit their needs with a view to making their reality match their plans as closely as possible.
LEX WEBER : The Initiative populaire suisse is intended to limit second homes to 20% of the dwellings in a community and to restrict authorisations granted to those that already exceed this quota. Certain criteria, in particular with regard to tourism, govern these new regulations that came into force on 1 January 2016 and apply to areas that allow the purchase of second homes, including towns like Montreux on Lake Geneva or the many ski resorts in the Swiss Alps.
